The answer: A vacant Florida rental can be considered for a DSCR loan, but eligibility depends on the lender’s program, appraised market rent, property condition and the rest of the file. An online rent estimate is not a substitute for the lender’s accepted valuation.

Start with the rent evidence
When a property is empty, I ask the investor for the address, unit count, realistic lease plan and any recent lease history. Then I confirm whether the lender permits market rent from the appraisal or requires an executed lease. Some programs may use the lower of lease rent and appraised rent. I will not promise a ratio based on a listing agent's projected rent.
For a one-unit rental, the appraisal package may include a comparable rent schedule; a two-to-four-unit property can use a small residential income appraisal report. These are recognized tools for evaluating rental income in other mortgage underwriting, but a DSCR lender's own current rules control the file. The appraiser's support, comparables and property condition matter more than a marketing estimate.
Condition can change the answer
A vacant house that needs work can fail a property-condition requirement even if projected rent is attractive. I want to know whether utilities are on, whether the home is habitable, whether required repairs are complete and whether an insurer will bind acceptable coverage. For a rehab project, a bridge or renovation loan may fit the sequence better than permanent DSCR financing.
Three numbers I ask investors to check
- Market rent: the supported amount the lender will accept, not the optimistic asking rent.
- Full carrying cost: principal, interest, taxes, insurance and association dues if the program counts them.
- Cash cushion: money available for vacancy, repairs and a slower lease-up.
My advice is to get the lender's rent and occupancy rules in writing before removing financing contingencies. A better appraisal does not fix weak insurance economics. Work backward from the lender's accepted rent and the investor's actual operating budget.

Vacancy does not erase holding costs
In my review, I separate a lender's qualifying rent from the cash the investor will actually collect before the first tenant moves in. A property can qualify using supported market rent and still require several months of out-of-pocket carrying costs. Budget utilities, insurance, taxes, lawn care, marketing, repairs and leasing fees during that period.
If the asking rent is $2,400 but the appraisal supports $2,200, I would test the transaction at $2,200 or the lender's lower accepted number. A $200 monthly gap is $2,400 a year before vacancy and repairs. That simple check can reveal a purchase price that only works on an optimistic listing.
Before the appraisal is ordered
Confirm the legal unit count, permit status of any added space, completed repairs, access arrangements and current insurance options. Provide leases or rent rolls when available, but do not pressure the appraiser to hit a target. If a low valuation or rent schedule changes the economics, revisit the price or financing structure before waiving a contractual protection. The appraisal is evidence for the lender, not a guarantee of future rent.
