Joe (or a team member) reviews your answers
We look at the property type, market, intended use, rough loan amount, and your readiness. If it's a DSCR deal that fits, you get a call. If it's a different program (conventional, FHA, VA), we route you to the right CrossCountry specialist on the team.
A real first call — usually within 1 business hour
Joe calls or texts during your selected callback window. The first call is a fit conversation: are the numbers there, what does the deal look like, what would your DSCR ratio actually be at today's rates, and is this a deal worth pursuing.
If you move forward — soft document review
Quick rent confirmation (lease, AirDNA, or appraiser opinion of market rent for the property), entity docs if you're closing in an LLC, and a credit pull only when you're ready to lock pricing. No surprise document dumps.
Pre-approval and rate lock
Pre-approval covers the program, the LTV band you qualify for, and the expected rate range. When you have a property under contract, we lock pricing and start the appraisal / title workflow.
Close
Most DSCR closings move quickly. Specific timelines depend on the appraisal, the title work, and the closing agent. We'll give you a realistic window up front and tell you the day anything starts running long.
What we will not do

- We will not pull your credit until you ask us to lock pricing.
- We will not pressure you into a program that does not fit your deal.
- We will not quote a rate we cannot actually deliver — pricing depends on FICO, DSCR ratio, LTV, property type, and reserves.
