DSCR Loan Florida
A Florida DSCR loan lets rental-property investors qualify on the property's cash flow instead of W-2s, pay stubs, or tax returns. LLCs welcome. Airbnb & VRBO eligible. Purchase, refinance, or cash out using the numbers that actually matter. Educational only — not a commitment to lend.

What Florida investors actually search for.
Updated August 18, 2026. If you are comparing DSCR loan Florida requirements, rates, down payment, LLC vesting, Airbnb income, or no-tax-return investor loans, start here. Joe's team reviews the property rent, estimated PITIA, credit band, reserves, title structure, and exit plan before recommending a program.
Goal: give investors a straight answer before they apply. A stronger DSCR ratio, cleaner reserves, and accurate rent assumptions usually matter more than trying to force a deal into the wrong lender box.
The property qualifies itself.
When rent covers the payment, the math does the talking. Here's a worked example — terms, not a rate quote.

No. A DSCR loan qualifies on the property's rental income versus its debt — not your personal income. No tax returns, no W-2s, no pay stubs required for qualification.
Programs generally start at a 1.0 DSCR minimum, meaning rent covers the full payment. Lower ratios may be possible on select programs. A higher ratio strengthens terms.
Yes. DSCR loans are built for investors and routinely close in the name of an LLC or other entity — useful for asset protection and portfolio structure.
Yes. Many DSCR programs accept short-term rental income (Airbnb/VRBO), often using market rent or documented STR projections. Property and market rules apply.
DSCR loans are not capped the way conventional financing is. Investors routinely build portfolios of multiple doors using DSCR financing across Florida.

Can an LLC qualify for a rental-property mortgage?
Some business-purpose DSCR programs may permit an eligible LLC to borrow or hold title. Entity eligibility, ownership, personal guaranties, vesting and required documents vary by lender and transaction. This is not interchangeable with agency conventional financing, whose borrower-eligibility rules generally center on natural-person borrowers and specified trust exceptions.
Can an Airbnb property be financed without W-2 income?
Some DSCR programs evaluate an eligible non-owner-occupied rental primarily through property cash flow rather than W-2 employment income. That is not “no-document” financing. Depending on the program, the file may still require rental or market-income evidence, an appraisal, credit, assets, reserves, entity documents, insurance and property records. Short-term-rental income treatment varies and must be confirmed for the actual property.
