Start with the complete property payment

Model principal and interest together with property taxes, homeowners and flood insurance when applicable, and association dues. If a program uses a different housing-obligation definition, label that difference instead of silently changing the denominator.

Use the rent figure the program will actually review

Do not substitute an optimistic asking rent, gross short-term-rental revenue or a neighbor's lease without confirming what the selected program accepts. Depending on the property and program, the lender may rely on a lease, appraisal rent schedule, market-rent analysis or other documentation.

How to interpret a planning DSCR

A planning ratio can divide the eligible monthly rent assumption by the monthly housing obligation used by the selected program. Both the numerator and denominator must be confirmed. Program thresholds, short-term-rental treatment, interest-only calculations and expense adjustments vary by lender and investor.

Do not publish a universal minimum ratio or “no income verification” promise. A business-purpose file may still require credit, assets, reserves, appraisal information, entity documents, insurance and other borrower or property records.

Rate benchmarks are not DSCR quotes

Freddie Mac's weekly mortgage survey is conventional conforming market context. It is not a DSCR rate, investor-property quote or guarantee. DSCR pricing can reflect the complete property, leverage, credit, prepayment structure, entity and program terms.

Enter an actual written scenario when available and keep points, fees and prepayment provisions visible beside the rate.

A calculator screen before the lender conversation

  1. Enter the proposed price, down payment, loan amount and term.
  2. Add parcel-specific taxes, insurance and dues.
  3. Identify the rent evidence and label whether it is lease rent, market rent or another permitted figure.
  4. Calculate the ratio using the selected program's definition.
  5. Keep vacancy, repairs, management and capital expenditures in a separate investor cash-flow model.
