DSCR vs. Portfolio Loans in Florida: Compare the Written Program

A Florida investor comparison of two nonstandardized market labels using repayment evidence, property scope, recourse, covenants, pricing and exit terms.

Direct answer

A portfolio loan is generally described as credit a lender intends to hold rather than sell, but that label does not promise flexibility, pricing or approval. A DSCR loan is also commonly a proprietary program. Ask both lenders for the current written method and compare the same transaction facts; never infer standardized documentation, leverage, property eligibility or prepayment from either name.

Three bounded cases

Local bank knows the property

Relationship context does not replace written approval conditions and final documents.

Portfolio lender offers an exception

Record the exception, authority, conditions and expiration in writing.

DSCR quote looks simpler

Normalize all borrower, asset, property, fee and exit requirements before deciding.

Decision gate

  1. Write the purpose, occupancy, property and capital plan.
  2. Obtain the current written program and document list.
  3. Normalize costs and obligations over the intended hold.
  4. Read collateral, guaranty, default, prepayment and maturity terms.
  5. Stress legal operation, cash flow and a delayed exit.

Joe’s Advice

“Ask the lender to translate “portfolio” or “DSCR” into a one-page term and condition map. The label is not the decision; the written obligations are.”

Questions investors ask

Is every portfolio loan more flexible than a DSCR loan?

No. Flexibility is lender- and transaction-specific and must be documented in the written program and approval.

Does a portfolio loan avoid an appraisal or borrower review?

Do not assume that. Valuation, credit, assets, entity and other reviews vary by lender.

Does a DSCR label guarantee standardized terms?

No. Proprietary DSCR programs can differ in calculations, documents, property rules, pricing and exit terms.

Are prepayment or balloon terms automatic for either option?

No. Read the actual note, riders and fee schedule.

How should offers be compared?

Use identical property and proceeds facts, then compare evidence, conditions, all costs, recourse, covenants, maturity and exit.
