Direct answer
A source-bounded comparison of proprietary DSCR and conventional investment-property financing by repayment evidence, borrower file, property review, disclosures and exit terms. Public rules and agency guidance define only their own programs; obtain the current property- and lender-specific decision.
Decision worksheet
| File | Evidence to resolve |
|---|---|
| Purpose/occupancy | Classify non-owner-occupied rental, owner occupancy and transaction purpose accurately. |
| Repayment evidence | Borrower income/debts and agency rental treatment versus proprietary property-rent method. |
| Borrower file | Credit, assets, employment/income, experience, entity and guaranty requirements. |
| Property file | Legal use, appraisal, rent evidence, condition, title and insurance. |
| Contract/comparison | Disclosures when applicable, pricing, fees, prepayment, maturity, recourse and total hold-period cost. |
Three bounded cases
Borrower has documentable income
Compare actual conventional eligibility and total cost rather than assuming DSCR is simpler or superior.
Entity ownership required
Confirm which structure permits the intended borrower/title and what guaranties/documents apply.
Rent estimate supports DSCR
Ask which rent evidence and expenses the lender accepts; a calculator output is not approval.
Joe’s Advice
“Run both structures against the same property, borrower facts and holding period. The fair comparison is the complete written approval and contract—not a product slogan or starting quote.”

Questions investors ask
Is a DSCR loan always easier to qualify for than a conventional investor loan?
No. The programs evaluate different evidence and each has borrower, property and transaction requirements.
Does conventional financing ignore rental income?
No. Fannie Mae publishes rental-income guidance; actual treatment depends on the transaction and verified documentation.
Does a DSCR program mean no borrower documents?
No. Credit, assets, identity, entity, experience and other documents may still be required.
Will every business-purpose DSCR loan use a consumer Loan Estimate?
No. Disclosure coverage depends on transaction facts and law; obtain a complete written fee and term breakdown regardless.
How should the two be compared?
Use identical transaction facts and compare borrower/property evidence, all conditions, total cost, title/guaranty structure, prepayment, maturity and exit.
