Questions investors ask

Do DSCR loans guarantee portfolio growth or wealth?

No. Property performance, financing costs, market conditions and operating decisions can produce gains or losses.

Can an investor scale without borrower review?

Do not assume that. Credit, assets, experience, entity, portfolio exposure and guaranty requirements may be reviewed under a proprietary program.

Are lender reserves the same as an operating emergency fund?

No. Lender-required reserves are a financing condition; the property may need separate cash for vacancy, repairs, insurance and taxes.

Why track portfolio concentration?

Properties can share geographic, insurance, tenant-demand and maturity risks, causing several problems at once.
